Frequently Asked Questions

Dennis Fletcher Design Studio

Designing and building a custom home is one of the biggest investments most families will ever make. Naturally, there are a lot of questions along the way. Below are some of the most common questions we receive from homeowners considering a custom home, addition, renovation, or vacation home project.

Dennis Fletcher is a Certified Professional Building Designer (CPBD). While many people use the word “architect” generically when talking about home design, a professional building designer specializes specifically in residential and light commercial design.

Our focus is on creating highly detailed, practical, buildable residential designs while maintaining close communication with homeowners throughout the entire process.

3. What areas do you serve?

We primarily work with clients throughout:

We especially enjoy working in rural communities, coastal areas, and small towns. Depending on the project, we may also work with out-of-state clients.

4. What types of homes do you specialize in?

We specialize in:

  • Custom homes

These plans are ideal for homeowners who:

Many stock plans can also be customized.

The Design Process

1. How does the design process work?

Every project is a little different, but most projects follow these general phases:

1. Initial Consultation

We discuss:

  • Your goals
  • Budget expectations
  • Lifestyle needs
  • Design preferences
  • Property information
  • Timeline

2. Conceptual Design

We begin developing floor plans and exterior concepts that match your vision.

3. Design Development

The plans are refined with additional detail, dimensions, and coordination.

4. Construction Documents

We prepare the technical drawings needed for permitting and construction.

5. Revisions & Coordination

We coordinate revisions and help answer questions during the construction preparation process.

The process is collaborative and designed to keep homeowners informed and involved.

2. How long does the design process take?

Project timelines vary depending on:

  • Project size
  • Complexity
  • Number of revisions
  • Consultant coordination
  • Client response times
  • Permit requirements

Smaller projects may move fairly quickly, while larger custom homes can take several months from initial concept through completed construction drawings.

We believe in taking the time necessary to properly think through a home rather than rushing through the design process.

3. Can you design a home from my sketches or ideas?

Absolutely.

Many homeowners come to us with:

  • Hand sketches
  • Pinterest boards
  • Magazine photos
  • Online inspiration images
  • Rough floor plans
  • Lists of needs and wants

Part of our job is helping organize those ideas into a cohesive, functional home design.

4. What if I do not know exactly what I want yet?

That is completely normal.

Many clients begin the process knowing only a few things:

  • Desired square footage
  • Number of bedrooms
  • Preferred style
  • General budget
  • A few “must-have” features

We help guide homeowners through the design process step-by-step while helping uncover priorities and opportunities they may not have considered.

5. Can you help me design a forever home?

Yes.

We frequently work with homeowners planning long-term or retirement homes. These homes are often designed with features such as:

  • Main-level living
  • Wider hallways and doorways
  • Accessible bathrooms
  • Reduced maintenance requirements
  • Future mobility considerations
  • Flexible living spaces

Our goal is to create homes that remain comfortable and functional for years to come.

Property & Land Questions

1. Can you help before I buy land?

Yes — and in many cases, you should involve a designer before purchasing property.

We can help identify potential concerns such as:

  • Challenging topography
  • Floodplain issues
  • Septic limitations
  • Easements
  • Setback restrictions
  • Access concerns
  • Orientation problems
  • Utility availability

A beautiful piece of land does not always mean it is easy or affordable to build on.

2. Can you design for difficult or narrow lots?

Yes.

Every property has unique challenges and opportunities. We regularly consider:

  • Sloped lots
  • Rural properties
  • Waterfront lots
  • Narrow sites
  • Irregular property shapes
  • HOA restrictions
  • View orientation
  • Sunlight and privacy

Good design works with the property rather than against it.

3. Do I need a survey before starting?

In most cases, yes.

A current property survey helps ensure the home is properly positioned on the site while accounting for:

  • Setbacks
  • Easements
  • Existing structures
  • Utilities
  • Topography
  • Property boundaries

Additional site information may also be required depending on the project.

Budget & Construction Questions

1. How much does a custom home cost?

Construction costs vary significantly depending on:

  • Location
  • Home size
  • Design complexity
  • Material selections
  • Site conditions
  • Contractor pricing
  • Market conditions

One of the biggest misconceptions in residential construction is assuming all homes cost the same per square foot.

We encourage realistic budgeting early in the process and work to design homes that align with both your goals and financial comfort level.

2. Can you design to a budget?

Yes.

Designing within a realistic budget is one of the most important parts of a successful project.

We help clients prioritize:

  • Square footage
  • Features
  • Structural complexity
  • Material expectations
  • Long-term functionality

Thoughtful planning early in the process can often prevent expensive surprises later.

3. Do you help select a contractor?

While we do not act as a general contractor, we can often provide guidance during the contractor selection process.

We encourage homeowners to:

  • Interview multiple builders
  • Review references
  • Compare communication styles
  • Understand allowances and exclusions
  • Carefully review contracts

A good builder relationship is critical to a successful project.

4. Can I bring my own contractor?

Absolutely.

Many clients already have a builder in mind before beginning the design process.

We are happy to coordinate with your chosen contractor during the design and construction document phases.

5. Do you provide engineering?

Engineering requirements vary depending on the project location and scope.

When required, we coordinate with licensed engineers and consultants for items such as:

  • Structural engineering
  • Foundation engineering
  • Truss engineering
  • Energy compliance
  • Septic design n- Site engineering

6. Will you help during construction?

Yes.

It is common for questions to arise during construction. We are often available to assist with:

  • Drawing clarification
  • Minor revisions
  • Contractor questions
  • Additional details
  • Field adjustments when necessary

Clear communication during construction helps projects move more smoothly.

Additions & Renovations

1. Can you design additions?

Yes.

We design additions that aim to feel like a natural extension of the existing home rather than an obvious afterthought.

Common addition projects include:

  • Family room additions
  • Master suite additions
  • Garages
  • Screen porches
  • In-law suites
  • Kitchen expansions
  • Sunrooms

2. Can you help renovate older homes?

Yes.

Older homes often require thoughtful planning to balance:

  • Existing conditions
  • Structural limitations
  • Modern functionality
  • Character preservation
  • Budget constraints

We enjoy helping homeowners improve older homes while respecting their original character.

Communication & Expectations

1. How involved will I be in the design process?

Very involved.

We believe the best projects come from strong collaboration and communication.

Clients are encouraged to:

  • Ask questions
  • Share feedback
  • Discuss concerns
  • Participate in design decisions
  • Review drawings carefully throughout the process

Our goal is to help homeowners feel informed and confident from start to finish.

2. What makes your firm different?

We focus heavily on:

  • Personalized service
  • Clear communication
  • Functional design
  • Practical construction knowledge
  • Timeless architecture
  • Thoughtful planning
  • Real-world livability

As a smaller design firm, we are able to maintain close communication with our clients throughout the process.

We believe good residential design is not just about appearance — it is about creating homes that truly support the people living in them.

3. Do you use AI to design homes?

No.

While we may use modern technology and tools to help manage business operations and communication, the actual design work itself is created thoughtfully and personally through experience, planning, and collaboration with the homeowner.

Residential design requires human judgment, creativity, practical building knowledge, and an understanding of how families truly live.

Renderings, however, may be generated using a rendering company or AI, depending on the situation.

We have set up applications within AI to help us with code review, structural elements (Double checking what we need), certain calculations that are faster than what we can do by hand. These are used as tools to help us stay efficient and keep the project moving and are only used as an aid.
